After a couple of decades in this industry, I think I've found the most important part of selling homes. It's pricing them correctly.

Sellers have an idea of what their home is worth, and they won't sell for less than that number. However, when you're unrealistic about your price, you're telling buyers that you're not serious about selling your home.

Buyers aren't ignorant - they have a wealth of information available to them via the Internet these days, so you really can't get away with overpricing your home. Wouldn't you pass on an overpriced home? When your home is overpriced nobody will make an offer on it, and if it sits long enough, then someone will think that something is wrong with it.
 

When your home is priced correctly it will get multiple offers and that allows you to control the sale because you can pick and choose which offers you'd like to take.

If a buyer can't find value in your home, it won't sell for top dollar.

Welcome back, everybody. Today I'm going to talk about the latest market statistics for Anne Arundel county so you know what's been happening lately in our real estate market. The market has been performing nicely so far this year - here are some of the latest numbers to back that up:

  • There were 13,000 units sold year-over-year, which is an increase of 11.5% from 2013.
  • The average days on market in Anne Arundel county is 88 days, 14% longer than last year. Now is a good time to buy or sell.

There are typically much fewer homes on the market this time of year. Less supply means less competition, which in turn means more money in your pocket for your home sale.

Today we are talking about a very cool program for 1st time home buyers in Maryland, and we have invited Mike Archer from First Home Mortgage to talk about it.

The program is called the Maryland Home Credit and it offers 1st time home buyers up to $2,000 in tax credit. The state of Maryland is offering a credit of up to 25% of the interest that the buyer pays over the course of the year. The credit will continue for the life of the loan so you could save as much as $60,000 over the course of a 30-yr mortgage.

This program is in its infancy. It was just released on July 1, and so far it's a helpful program that needs a little bit more exposure. The lack of promotion for a great opportunity like this is probably due to the fact that there are currently only 5 lenders that are qualified to participate in this program. If you are talking to a non-participating lender, chances are you won't hear about this incredible chance to save a substantial amount on your mortgage payments. If you are looking to purchase your first home, this definitely isn't an opportunity to let pass you by.
